✦ What we cover

Home coverage that matches today's rebuild costs.

Construction costs have climbed. We make sure your dwelling limit keeps up, so a covered loss never leaves you short.

Dwelling & other structures

Your house, plus detached garages, sheds, and fences, covered at today’s rebuild cost, not an old estimate.

Personal property

Furniture, electronics, clothing, and the rest of what's inside, with replacement-cost options.

Personal liability

If someone is injured on your property or you're held responsible for damage, your policy responds.

Loss of use

If a covered loss makes your home unlivable, additional living expense coverage helps pay for somewhere to stay.

Mobile & manufactured homes

Carriers that specialize in manufactured housing in South Carolina, including older and tied-down units.

Landlord & rental property

Dwelling fire policies for your rental and investment properties, without nickel-and-diming on premium.

✦ The question we get most

Why can two carriers quote the same house $1,700 apart?

Same house, same coverage limits, two very different numbers. It happens constantly, and it almost never means one carrier made a mistake. It means the two companies disagree about how risky your house is.

Every carrier builds its own rating model out of its own claims history. One has paid out heavily on hail in the Midlands over the last five years and has quietly pulled back. Another just entered South Carolina and wants roofs under ten years old badly enough to price for them. Neither of them tells you that. Finding the carrier that currently wants your house is most of what an independent agent is actually for.

  • Roof age and material, which is the single biggest swing factor on a Sumter home
  • How much the carrier has already paid out in your ZIP code
  • Whether that carrier is growing in South Carolina this year or pulling back
  • Your claims history, including claims from a previous owner on the same address
  • Credit-based insurance score, which South Carolina allows carriers to use
The short version

A rate is a snapshot, not a verdict

The carrier that wins your house this year may not want it in three years. That is why we re-shop your policy at renewal instead of letting it drift. Nothing to do on your end.

✦ SC homeowner basics

What South Carolina homeowners should know.

Most South Carolina home policies cover wind and hail, but many carriers apply a separate wind and hail deductible, often a percentage of your dwelling limit rather than a flat dollar amount. We read the fine print with you so a storm never surprises you twice.

Flood damage is not covered by standard homeowners insurance anywhere in the country. If your home sits near a creek, pond, or low-lying ground, ask us about a separate flood policy. And if your home was non-renewed in the recent market tightening, don't panic. With 40+ carriers, there's almost always a path.

Here in Sumter and across the Midlands, the storms that hit homes hardest are summer wind, hail, and falling pines and oaks. Closer to the coast, many policies carry a separate named-storm or hurricane deductible that only applies when a storm gets a name. Wherever your home sits in South Carolina, we tell you exactly which deductible applies to what before you bind, not after a claim.

  • Wind and hail deductibles explained in plain English before you bind
  • Replacement cost reviewed so you're not underinsured
  • Non-renewed and hard-to-place homes welcome
  • Bundle with auto and most folks lower their total premium

The three deductibles on a South Carolina home policy

Most people can tell you their deductible. Plenty of South Carolina policies actually carry three of them, and which one you pay depends on what damaged your home. They do not stack on a single claim: one cause of loss, one deductible.

DeductibleWhat it applies toHow it is calculatedOn a $300,000 home
All Other Perils (AOP)Everything that is not wind, hail, or a named storm. Fire, theft, a burst pipe, a tree coming through the roof.A set dollar amount you pick, most often $1,000 to $2,500.You pay $1,000 on a $1,000 AOP deductible.
Wind and hailAny wind or hail damage, named storm or not. This is the one that pays most South Carolina roof claims.Usually a percentage of your dwelling limit, from 1% to 5%. Some carriers still write it as a flat dollar amount.2% comes out to $6,000.
Named stormOnly once the National Hurricane Center has given the storm a name.A percentage of your dwelling limit, usually 2% to 5%.5% comes out to $15,000.

These figures show how the math works. They are not a quote. Which deductibles apply to you depends on the carrier, your county, your roof age, and your distance to the coast. All three should be listed on your declarations page. If you only see one, call or text 803-848-0089 and we will read the policy with you.

✦ Same house, three different bills

Which deductible you pay depends on what broke.

Three illustrative scenarios on the same $300,000 home, carrying a $1,000 AOP deductible, a 2% wind and hail deductible, and a 5% named storm deductible. These are examples of how the math works, not actual claims.

Scenario 01

A spring hailstorm cracks the shingles

Wind and hail applies, so 2% of $300,000 is $6,000. On a $9,000 roof replacement the carrier pays $3,000. This is the one that surprises people, because they were expecting to pay $1,000.

Scenario 02

A supply line lets go under the kitchen sink

Water damage is not wind, hail, or a named storm, so the AOP deductible applies. You pay $1,000 toward the repair and the carrier covers the rest of the covered loss.

Scenario 03

A named hurricane comes up from the coast

Once the National Hurricane Center names the storm, the named storm deductible takes over at 5%, or $15,000. Same wind, same roof, very different number, purely because the storm had a name.

✦ FAQ

Homeowners insurance questions, answered

What does homeowners insurance cover in South Carolina?

A standard policy covers your dwelling and other structures, your personal property, personal liability, and additional living expenses if a covered loss makes your home unlivable. Coverage details and limits vary by carrier and policy form, which is why we walk through them with you before you bind.

Does home insurance cover wind and hail in South Carolina?

Most South Carolina home policies cover wind and hail, but many carriers apply a separate wind and hail deductible, often a percentage of your dwelling coverage rather than a flat dollar amount. We make sure you know exactly how yours works before you need it.

Is flood damage covered by homeowners insurance?

No. Standard homeowners policies exclude flood damage. Flood coverage comes from a separate policy through the National Flood Insurance Program or a private flood carrier. If your home is near water or low-lying ground, ask us for a flood quote alongside your home quote.

My home insurance was non-renewed. Can you help?

Yes. We work with 40+ carriers, including companies that write hard-to-place and previously non-renewed homes. Call or text 803-848-0089 and we'll start shopping the same day.

Can bundling home and auto really save money?

Often, yes. Most carriers offer multi-policy discounts, and having one agency see your whole picture means we can find the combination with the lowest total cost, not just the cheapest single policy.

What is a named-storm or hurricane deductible?

Some South Carolina policies, especially closer to the coast, carry a separate deductible that applies only when damage comes from a named storm. It is usually a percentage of your dwelling coverage, so it can be much larger than your regular deductible. We show you which deductible applies to what before you bind.

Do you insure homes outside of Sumter?

Yes. We are based in Sumter and insure homes across all of South Carolina, from the Midlands and Pee Dee to the Upstate and the coast. Everything can be handled by phone, text, or online, and coastal and hard-to-place homes are welcome.
